The starting price is the first thing that is determined in the sales strategy. Establishing the right one is achieved through in-depth market research. That's why at Asset Lighthouse we have experts who will adjust the value of your property by forming a team to look after your interests.
If you are a homeowner who travels constantly or do not have time to coordinate appointments or dedicate time to the promotion of the property, it is best to grant the exclusivity of the sale to a single real estate agency. This way you will ensure that the agency will develop a coordinated marketing strategy and take care of the visits of potential buyers.
Taxes to be paid on the sale
It is important to note that, in addition to the price of the property, there are also a number of additional taxes and expenses that must be paid in this process. Some of them are:
Municipal capital gains tax. This tax is levied on the value experienced by a piece of land or real estate during the time it has been owned by the seller. This tax must be paid in the municipality where the property is located within 30 working days after the sale, while in the case of an inheritance, the term is extended to 6 months.
Property Tax (IBI). This is a municipal tax that is applied to the ownership of real estate, such as homes, premises or land. This tax is levied on the cadastral value of the property and its amount depends on the value of the property and the tax rate established by the corresponding town hall.
In the case of the purchase of a new property, the owner will have to face two taxes: VAT and Stamp Duty (AJD).
What commission does the agency take?
Our agency's commission is variable and adapts to your specific needs. Factors such as exclusivity, whether you are a resident or non-resident, and the level of personalization of services influence its calculation. This amount includes all the services necessary to ensure a successful sale: promotion, marketing, advertising, organization of visits, follow-up of buyers and the management of all procedures during the sale and after-sales process. At Asset Lighthouse, we offer you transparency and flexibility to guarantee a service adapted to your expectations.
What documentation do I have to provide to sell my home?
For a correct procedure, you must provide the copy of the deeds and the owner's ID (if it is not yourself), the last receipt of the IBI and other expenses such as water and gas. In addition, it is also important to provide, days before the sale, a certificate of being up to date with all the payments of the community and the Energy Efficiency Certificate.
Residents and non-residents
The process of buying and selling real estate in Spain can vary depending on your personal situation, but don't worry, we're here to make it simple.
Residents: If you already reside in Spain, the procedure is more straightforward, as you have the necessary documentation, such as your DNI or NIE, and access to a local bank account.
Non-residents: If you're outside of Spain, you'll need a NIE (Foreigner Identity Number), which you can apply for at the nearest Spanish Consulate or directly in the country. This applies whether you plan to live in Spain or just looking to invest from abroad.
At Asset Lighthouse we understand every detail of the process and help you through every step so that everything is clear, streamlined, and hassle-free. Trust our expertise to ensure you enjoy a safe and stress-free purchase.
